How to Sell a Rental Property With Tenants in the Northeast

Northeast states have some of the strongest tenant protections in the country. Massachusetts, New York, and New Jersey in particular have strict rules on showings, notice, and lease transfers. You can absolutely sell — you just have to do it right.

Option A: Sell to a cash buyer who will keep the tenant

This is the smoothest path. Investors like us are often happy to inherit a tenant with a valid lease — it means income from day one. No showings, no eviction, no drama.

Option B: Wait out the lease, then list vacant

Higher potential gross price but you sacrifice months of income and take on holding costs. In cold Northeast winters, an empty rental is a heating and insurance liability.

Option C: Cash for keys

Pay the tenant to leave early with a signed agreement. Standard in the Northeast — typical numbers range from one to three months of rent plus moving costs.
